Real Estate Tax Consultancy

In real estate tax reviews, we verify the correctness of  taxation, prepare rectification requests, and, where necessary, appeals to the Administrative Court and the Supreme Administrative Court.


Our objective is to ensure the most favorable taxation permitted by law and to enable retroactive property tax refunds where applicable.

Real estate tax reviews can be carried out using a risk-free success fee model, where our fee is based solely on the tax refunds achieved for the client.

Our services follow a turnkey approach designed to minimize the client’s workload. The project can be initiated based solely on the real estate tax decision, with the client’s role limited to providing the required background information.

Real estate tax advisory services can also be utilized at various stages of a property’s lifecycle. Our real estate tax services include:

  • Real estate tax reviews for large property portfolios or individual assets

  • Review of real estate tax in transaction situations as part of the due diligence (DD) process

  • Real estate tax assessments for new construction or renovation projects – including the determination of tax levels for operating cost estimates

The service is suitable for all real estate assets (with limited applicability to single-family homes) that are subject to real estate tax or are expected to become subject to real estate taxation.

LEED Certifications for Existing Buildings

LEED certifications for existing buildings (LEED O+M: Existing Buildings) provide a systematic framework for assessing a building’s sustainability performance based on internationally recognized criteria verified by an independent organization, the U.S. Green Building Council. The certification evaluates both the environmental responsibility and operational performance of a property from a sustainability perspective.

LEED certification offers clear benefits for both property owners and tenants. It helps meet tenants’ increasing sustainability expectations and can enhance the attractiveness and marketability of the premises. At the same time, it supports long-term asset value and may positively impact operating costs through improved energy efficiency and well-managed operational practices. Certified properties are also better positioned to meet the criteria for green financing.

Certifications are well suited to a wide range of commercial properties, and the rating system enables the assessment of various property types.

LEED certifications for existing buildings are valid either three or five years, depending on the LEED version applied. Lenex supports its clients in selecting the most appropriate LEED version for each property, as well as in monitoring certification validity and initiating recertification at the appropriate time.
